We’ve installed two state-of-the-art Energy Recovery Ventilation (ERV) system that continually brings in fresh outdoor air while exhausting stale indoor air—all while maintaining energy efficiency. Unlike older homes (or even new homes without proper ventilation), this system helps eliminate indoor air pollutants, CO₂ buildup, and moisture, which can lead to mold or respiratory issues.

Translation: You and your family are breathing better, healthier air—24/7.

2. Zero- to Low-VOC Materials

The finishes throughout the home—from paints to flooring adhesives—are selected for their low or zero VOC content. That means fewer off-gassing chemicals in your air, reducing the risk of headaches, allergies, or long-term health effects. Our shower floors are waterproofed using a Schluter waterproofing system with zero VOCs, unlike other builds that use the old “hot mop” tar system that off-gasses VOCs for years into the home.

What’s the smell of a healthy home? Practically nothing at all.

The Coolidge House is constructed with ZIP System™ sheathing and tape, creating an airtight envelope that locks out drafts, moisture, and outdoor contaminants. Add the ERV system, and you’ve got controlled, filtered air—exactly where and when you want it.

4. Durability and Comfort Underfoot

We use 1-1/4” thick AdvanTech® subfloors, which are thicker, stronger, and quieter than min-code standard plywood or OSB. They resist moisture, squeaks, and warping—adding both comfort and longevity to the home.

From the induction cooktop in the kitchen to the multi-zone heat pump HVAC, this is a fully electric, high-efficiency home with solar panels. That means no gas in the home, fewer combustion emissions, and lower operating costs—while future-proofing your home as California transitions to an all-electric grid.
